Job Description

This role plays a key part in supporting investment strategy, portfolio performance, and decision-making across a real estate platform. The Associate will build and analyze financial models, evaluate investment opportunities, and translate complex data into meaningful insights and strategic recommendations. The ideal candidate brings a foundation in real estate finance and a talent for interpreting metrics that impact asset performance, returns, and capital strategy.

Candidates with experience in structuring debt and equity, joint ventures, and promoting interest waterfalls will thrive in this position. Beyond technical aptitude, success requires strong communication skills and the ability to articulate investment implications to senior stakeholders.

A curiosity for emerging technology—particularly the use of AI in financial modeling, analytics, and risk evaluation—is highly valued. The team embraces tools and methods that enhance efficiency and unlock deeper insights.

Key Responsibilities

Investment Evaluation & Deal Support

  • Lead underwriting and financial modeling for potential investments and capital events
  • Provide scenario analysis and sensitivity testing across various risk profiles
  • Prepare materials to support investment memos and internal approvals
  • Partner with cross-functional teams to support due diligence, development, and operating decisions

Portfolio Analysis & Asset Management

  • Maintain and enhance asset-level financial models to monitor performance
  • Analyze variance to budget, operating metrics, and capital events
  • Assess disposition strategies and liquidity scenarios
  • Participate in quarterly and annual valuation reviews

Strategic Modeling & Research

  • Conduct ad-hoc financial modeling to evaluate business plan changes or strategic pivots
  • Develop analytical tools that inform capital planning and decision-making
  • Stay informed on market trends through research platforms and data sources
  • Support broader business strategy through data-driven insights

Candidate Profile

Qualifications

  • Bachelor’s degree in finance, economics, real estate, or a related quantitative discipline
  • Advanced degree or progress toward a CFA, CAIA, or similar credential is a plus
  • 4+ years of experience in real estate private equity, investment analysis, or related field
  • Proficiency in Excel-based modeling, including DCF, IRR, and promote structures
  • Familiarity with platforms such as Argus, CoStar, or STR
  • Strong knowledge of financial statements and accounting fundamentals
  • Demonstrated ability to manage multiple priorities and meet deadlines
  • Analytical thinker who can synthesize findings into actionable insights
  • Interest in leveraging AI or business intelligence tools for improved decision-making
